Shahtra to Stay ("Platform", "we", "us") is a marketplace that connects villa owners ("Owners") with guests ("Guests") for short-stay rentals in India. We are not a party to the rental contract between Owner and Guest, and we do not own or operate any villa listed on the Platform.
Owners may elect among three payout modes: Platform-Mediated (Shahtra holds funds and pays after checkout), Direct Escrow (Razorpay Route holds funds in the Owner's linked account), and Direct Immediate (funds settle directly to the Owner's bank account within minutes of payment capture).
Risk disclosure — Direct Immediate & Direct Escrow: Funds settled directly to your bank account or Razorpay linked account may be subject to a bank freeze, regulatory hold, or technical failure outside the Platform's control. In the event of a bank freeze or account restriction, the Platform cannot recover or redirect funds already transferred. Owners accept this risk when electing these modes.
Platform-Mediated mode is the safest option: funds are held by Shahtra and released only after successful checkout confirmation.
When an Owner elects the Direct Immediate payout mode, refunds for cancelled bookings are the Owner's sole responsibility. The Platform will not and cannot issue refunds for bookings under this mode. Guests acknowledge that Direct Immediate bookings may carry higher refund uncertainty and are encouraged to review the Owner's cancellation policy before confirming.
For Platform-Mediated and Direct Escrow modes, the Platform may issue refunds in accordance with the applicable cancellation policy and, in exceptional cases, at admin discretion.
The Platform may share limited contact information (name, phone) between Owner and Guest solely to facilitate the confirmed booking. This information must not be used for unsolicited commercial communication, off-platform solicitation, or any purpose unrelated to the confirmed stay. Violations may result in immediate account suspension.
Owners warrant that all listing information (photos, amenities, pricing, house rules) is accurate and that they have the right to rent the property. The Platform does not independently verify property ownership. A "Newly Listed" badge is shown until the first reviewed stay; the Platform reserves the right to suspend any listing suspected of fraud.
After completion of three trust-phase stays, Owners are invited to subscribe at ₹3,000/villa/month. Subscriptions renew automatically. Owners may cancel before the next billing cycle. Missed payments enter a dunning period; persistent non-payment may result in listing suspension.
KYC document numbers (Aadhaar, PAN) submitted during owner onboarding are encrypted at rest using AES-256 (Fernet). They are never stored in plaintext, never logged, and never exposed via any API response. Document references (S3 object keys) are access-logged. Owners may request export or deletion of their data under the India Digital Personal Data Protection Act, 2023 (DPDP Act).
These Terms are governed by the laws of India. Disputes shall be subject to the exclusive jurisdiction of the courts of Pune, Maharashtra.
